2013 Scag Cheetah, ZT 5400 leaking oil

I purchased a used Scag Cheetah a few months ago with only 186 hours on it. I serviced the entire mower, all fluids, belts filters, etc. I didn't notice any oil leaking from my right side ZT5400 until recently, around the time our temps dropped a little for the fall. I believe it's leaking from the "return to neutral/control arm" section, there's a lip seal underneath this area. I have the service manual for the ZT5400, BUT it says to remove the transaxle completely before performing repair...
